Good agreements make good friends! Below is a summary of our rental terms and conditions. No bells and whistles, just some simple and obvious agreements.
The price of your reservation
- On our website you can view our prices. These are purely informative. Depending on demand and period, price changes may occur. Among other things, last minute bookings, or bookings through third parties (e.g. Airbnb, booking.com) may differ from this pricing.
- When you book through our website, we will always send you an e-mail with the correct pricing. If you booked through a booking platform (Airbnb, booking,com) then you have already received the correct pricing.
Confirmation of booking (for bookings made through our website)
- As soon as we place your reservation, you will receive an e-mail from us with the summary of your booking as well as the pricing. From then on, your stay will be put on hold for 24 hours. You must confirm this e-mail within 24 hours with the requested information (names and dates of birth of guests) and your agreement to the offer.
- Within 3 days, the deposit (=the guarantee) must be paid. With this you definitively confirm the booking, the general conditions, as well as our internal regulations. (Both were attached to the email in which we confirmed your option of stay).
- At least 4 weeks before the start of your stay, you must pay the total rental amount.
- If you do not meet the above conditions, your booking may be cancelled by us and the apartment will be released back to be booked by other potential guests.
The deposit (= advance payment)
- The deposit is immediately also the deposit on your stay. This amount must be paid within 3 days of booking. In this way, your booking will be definitively confirmed.
- The deposit is refunded after your stay within 10 working days if everything was in order, but of course we assume this 😉. If this is not the case you will be notified within 10 working days and we will of course try to solve this together first.
- You are always responsible for the cleanliness and tidiness of the apartment. You must always vacuum the apartment upon departure and leave it tidy. You must also always do the dishes and put them away in the cupboards. All guidelines can be found in a booklet in the apartment. We reserve the right to deduct a fixed amount from the deposit in case of non-compliance with these rules.
- Final cleaning is automatically included in the final pricing. It is not possible to refuse this option. Hygiene and cleanliness is our top priority.
- The sheet and towel package is also automatically included in the final pricing. It is not possible to refuse this option again for hygienic reasons. If you wish to make use of an extra bed or sheet package, this is of course always possible. Ask about it when booking or during your stay.
- We have tried to make our apartment cozy. Therefore, we assume that you will leave everything in the same condition as you found it in the beginning. In case of any shortage, you should notify us immediately upon arrival. Again, we reserve the right to deduct a fixed amount from the deposit, depending on the deficiency.
- If you have broken something or caused damage to the interior, please notify us first. We will then find a solution together. Depending on our joint solution and the damage suffered, we may deduct a fixed amount from the security deposit. If the damage exceeds the amount of the deposit, we also reserve the right to take further steps and recover the damage from the tenant.
- Therefore, in case of a shortage, you should contact us immediately upon arrival. Our contact information can be found in our emails as well as in various places in the apartment.
Cancellation of booking
- We guarantee a full refund if you cancel up to 5 days before arrival . If you book less than 5 days before arrival, you will only get a full refund if you cancel within 24 hours of booking. If you wait longer or do not show up, you will obviously not get a refund.
About your stay
- The rules of internal order are located in a booklet that you can find in the apartment upon arrival. However, below we have already listed the most important rules.
- It is strictly forbidden to stay with more guests than indicated at reservation. If someone wishes to come over and stay for one or more nights, this is possible depending on the maximum number of guests(=4). Please inform us immediately and we will discuss the conditions. If we find any violation of this, we reserve the right to immediately evict you from the apartment and ask for a fine/compensation.
- For hygienic reasons, we always provide the beds with sheets: (bottom sheet, comforter cover and pillowcase). If you would like an extra set of sheets for changing or on the sofa bed as an extra bed, you can always inform us. The small fee we charge for this (see rates) will then be added to the reservation or kept from the deposit during the stay.
- Smoking is not allowed anywhere in the apartment building, including in the elevator, hallways or under the fume hood. Always smoke outside. There is an ashtray provided on the balcony, please use it.
- Pets are NOT allowed except in exceptional cases and subject to explicit confirmation from us via email.
- Gas, water and electricity are included in the price and correspond to normal consumption. This usage is automatically monitored and we reserve the right to deduct a fixed amount from the deposit in case of extreme usage.
- Noise is NOT allowed. Between 10 pm and 7 am there is silence. The use of musical instruments, radio, TV, etc. is only allowed to the extent that it does not disturb the other occupants of the building. After 10 p.m. the use of household appliances is not permitted.
